Methodology
Methodology, sources and corrections
Every calculation on this site is deterministic arithmetic applied to assumptions you enter. This page states the rules that apply across all of them, what is deliberately excluded, where factual claims come from, and how mistakes get fixed.
Rules that apply to every tool
- Your inputs, your browser. Calculations run in the page, in JavaScript, on the values you type. Nothing is transmitted, stored on a server, written to browser storage or placed in a URL. Closing the tab discards everything.
- One implementation of the math. The worked example printed in the HTML and the live result you see after editing an input are produced by the same functions. They cannot disagree, because there is no second copy of the arithmetic to drift.
- Every output is labelled hypothetical. Default values exist so a page is readable before you touch anything. They are illustrative assumptions, not benchmarks, averages, or recommended figures.
- Impossible is stated, not computed. Where a ratio has no meaning, a divisor of zero for instance, the tool reports “Not applicable” rather than showing an infinity, a NaN, or a misleading zero.
- Inputs are bounded and validated. Values outside a sensible range produce a clear message instead of a plausible-looking wrong answer. A failed calculation replaces the output; it never leaves stale figures on screen next to new inputs.
- Monthly rates are nominal. An annual rate is divided by twelve. No compounding convention beyond that is assumed, and no day-count adjustment is applied.
- Charts never carry information the text does not. Every chart has a title, direct value labels and an equivalent data table.
What no tool here does
- No tool estimates a rate you would be offered, or predicts an approval.
- No tool models variable rates, rate resets, or caps and floors.
- No tool models taxes, tax deductions, depreciation schedules, or Section 179 elections.
- No tool models revolving credit lines, draws, or interest-only periods.
- No tool applies a premium or discount for practice quality, and none produces a score.
- No tool produces an appraisal, a fair market value opinion, or a lender’s own DSCR test.
- No tool decides anything for you. They make the consequences of your assumptions visible.
Method by tool
Each tool page carries its formulas, assumptions, limits and version. The version string also appears on anything you print, so a printout can be traced back to the method that produced it.
| Tool | Version | Method in one paragraph |
|---|---|---|
| Dental practice loan calculator | loan-1.0.0 | A fixed-rate, monthly-arrears amortizing loan. The payment is the standard annuity payment for the principal, the monthly rate and the amortization period. A balloon is the balance remaining immediately after the payment in the maturity month, computed from the same schedule, so principal repaid plus the balloon always reconciles to the original principal. |
| Dental practice valuation calculator | valuation-1.0.0 | A visible bridge from reported earnings to normalized earnings: remove the owner pay as reported, charge a market rate for the owner’s clinical work, then apply the other normalizing items you enter. Earnings multiples and collections multiples are applied separately and are never averaged into a single figure. |
| Dental practice acquisition calculator | acquisition-1.0.0 | Uses of funds minus loan proceeds gives the cash the buyer must supply. Practice earnings, less owner pay treated as a cost, less full debt service, gives cash after debt service. Cash-on-cash divides that by the buyer cash. A downside case re-runs the same arithmetic on reduced collections. |
| Dental practice real estate calculator | real-estate-1.0.0 | The property loan is computed by the same loan engine as everything else. Property annual cost adds debt service to taxes, insurance, maintenance and any other property costs. Initial cash adds the down payment to closing and other up-front property costs. The combined view shows the practice loan and the property together, with the mortgage counted once. |
| Buy or lease your dental office? | buy-lease-1.0.0 | |
| Dental practice expansion calculator | expansion-1.0.0 | Incremental collections in a mature year, less incremental costs, gives incremental profit before financing. A ramp fraction is applied to each of the first years. Unlevered project net present value discounts those incremental profits against the project cost; financing is then layered on separately so a financing effect is never mistaken for a project return. Payback is interpolated within the year it occurs, and reported as not reached when it does not occur inside the horizon. |
Where numbers on this site come from
From you. Every figure in every result is derived from the inputs on that page. This site holds no dataset of practice values, no rate table, no fee schedule and no market averages, because it has no defensible source for any of them.
Not from averages. You will not find an industry-average overhead percentage, a typical valuation multiple, or a standard associate compensation rate presented as fact anywhere here. Those figures vary enormously by market, practice type and payer mix, and quoting one as though it applied to your practice would be the most convenient way to be wrong.
Lender information and sources
The lender guide covers 3 lenders that publish dental practice financing information on their own websites. Each summary is limited to what those public pages said when a person last read them, on September 14, 2026, and every entry links to the official source.
- No rate, term, fee, approval likelihood or funding time is published for any lender.
- Editorial order is alphabetical and includes lenders that pay nothing.
- An entry is never marked as an active arrangement merely because it appears in the guide.
- No lender logos are used, because that use is not authorised.
- Public pages change without notice; a summary is a starting point for your own confirmation.
Commercial relationships
Lenders pay us when qualifying financing funds. Borrowers pay no fee to request a connection.
No compensated lender arrangement is active. There is no paid placement, sponsored entry or affiliate link anywhere on this site, and 2147 Practice Finance charges borrowers nothing for requesting a connection.
No advertising is sold on this site. No analytics product, advertising pixel, session-replay script or fingerprinting runs on it. The privacy page describes exactly what happens to information, and the about page explains the separation between this platform and the founder’s separate law practice.
Review and correction standards
- A factual claim gets a source or it does not get made. Where a claim comes from a lender’s public page, the page is linked and the date it was read is shown.
- A review claim requires an actual review. Content was last reviewed on September 15, 2026.
- Method changes get a new version. If a formula changes, the tool’s method version changes with it, so a printed result remains traceable.
- Corrections are made at the source. A wrong figure in a calculation is fixed in the shared calculation module and covered by a test, not patched on one page. A wrong statement is corrected on the page rather than quietly deleted.
- Report anything that looks wrong. The contact page explains the current route. Corrections to arithmetic are treated as urgent; if a tool is wrong, every number it has produced is wrong.
How the introduction service works
There is no automated matching, scoring or eligibility decision anywhere in this site. The inquiry collects five broad facts (purpose, state, an optional home state, an amount band and timing) and requests no personal or financial detail. A person reads it, checks whether an introduction is actually available for that purpose and location, and asks permission for a specifically named lender before sharing anything. Nothing is forwarded automatically.
A connection request is not a loan application, a loan offer, a credit decision, an appraisal or legal representation. The terms set that out in full.
